Technical reports

As a seller you are obliged to have a number of technical examinations carried out before the signing of the preliminary sales contract. We always advise you to have these technical checks carried out right at the start of the sale. This way, you are transparent to the buyer from the beginning and it will prevent renegotiations later on.

Cooling of period

After the signing of the preliminary sales contract, the buyer has a legal cooling-off period of ten days. Within those ten days the buyer can cancel the sale without any reason. The seller can not. The ten days cooling-off period starts the day after the reception of the registered documents sent by the ‘notaire’.

How long does the sales process take?

From the moment you have found a buyer it takes about 3-4 months before you can sign the final act and become the new owner of the property.

Who pays the taxes in the year of sale?

The person who owns the property on January, 1 of the year receives the bills for the taxe foncière and taxe d’habitation in the autumn of the same year and is also obliged to pay them. It is common for the buyer to pay the pro rata part of the taxe foncière for the months of which he or she is the owner. The remaining months are paid by the seller. The taxe d’habitation is usually fully paid by the seller, unless otherwise agreed
